JLL launches residential project from Frankfurt in Thailand for the first time

The firm is targeting high-net-worth Thais looking for long-term investment opportunities in one of the world’s safe heavens

JLL is introducing Eden, one of Frankfurt’s iconic condominium development projects, to prospective buyers in Thailand. The development marks the first residential project from Germany’s finance hub that JLL has marketed in Thailand.

“Generally, most Thais looking for opportunities to invest in overseas residential property show exceptional interest in the UK, the US and Japan that they may be more familiar with, says Ms. Napapat Wanitcharat, Director of International Residential at JLL. “The launch of Eden in Thailand will unveil to Thai investors the strong investment potential of Frankfurt’s residential market, another major safe heaven for overseas investors,” she continues.

    Frankfurt’s residential market

According to data from JLL, Frankfurt’s residential prices have been on the rise for more than a decade and are likely to grow further as the city’s residential market has remained undersupplied. With about 736,000 residents, Frankfurt has a housing shortage of about 50,000 units and a very tight residential vacancy rate of 1.5%.

“Buyers in Frankfurt’s residential market comprise both locals and foreigners who have purchased units for own use or as an investment. Studios and one-bedroom units are most popular among investors as the two unit types typically enjoy the healthiest rental demand in the vicinity of Frankfurt’s business districts,” says Ms. Napapat.

    Eden

Eden is one of the most talked-about condominium development projects in Frankfurt, due to its exceptional location in the heart of the city, amenities, and spectacular architectural design. The project has been developed by Immobel, one of the fastest growing property development firms in Europe. Eden is marking the firm’s first footprint in Germany, the region’s largest and most stable economy that accounts for 20% GDP of the EU.

Upon completion in 2021, the project will feature a 27-storey tower with 263 residential units sized from 30 sq.m to 194 sq.m and priced between 358,200 € (THB 12 million) and 3,134,700 € (THB 105.3 million).

“Investors purchasing a unit Eden and put it up for rent can expect investment yields ranging between 3%-4% per annum. However, most buyers put a greater focus on a potential capital gain on the long term as residential prices in Frankfurt are likely to rise further due limited supply,” she adds.

“With the current uncertainties in the world, coupled with more challenging conditions in Bangkok’s condominium market and stronger Baht, we expect Eden to be well received by Thai investors who are looking for new opportunities in less volatile markets such as Frankfurt, Germany’s financial hub and Europe’s most important financial center,” says Ms Napapat

SHREWSBURY STUDENTS EARN TOP IN THE WORLD AWARDS

26 CIE Outstanding Learner Awards add to the recent haul of 48 Edexcel Outstanding Learner Awards, which together include 6 Top in the World and 54 Top in Thailand Prizes

Shrewsbury International School Bangkok Riverside is thrilled to announce the incredible achievements of last year’s GCSE, AS and A-Level students who have earned 26 awards in the Cambridge International Examination (CIE)  Board’s annual Outstanding Learner Awards list. The Awards are presented to students who have achieved the top individual results in their CIE public examinations, which this year include, 4 Top in the World awards, Best Across 8 IGCSEs award, 10 Top in the Country awards and 11 High Achievement awards.

The recent introduction of an equivalent awards system by the Pearson Edexcel examination board, which now accounts for around half the subjects offered to Shrewsbury students at A Level, and one third of subjects offered at GCSE, has already added to Shrewsbury’s unparalleled track record of academic success, with the school collecting 48 of the accolades presented to 73 students at the inaugural Pearson Edexcel Outstanding Learner Awards ceremony just a few weeks ago.

In the school’s 15 year history, Shrewsbury students have won a total of 258 CIE awards, more than any other school in Thailand, including 39 Top in the World awards and 133 Top in Thailand awards.

This year’s CIE awards feature four Top in the World Awards for Shrewsbury students. New joiner Nida (Viv) Mahatharadol earns Top in the World for First Language Thai, an exam she took at her former school, Amnuay Silpa Bilingual School. Pichaya (Ton Palm) Limprayoon earns his world-leading accolade in Mathematics, an exam he took a year early as a year 10 student, whilst Natcha (Kaimook) Pakdeekitcharoen (now at Rhode Island School of Design), and current Year 12 student Bhumikorn (Bhu) Kongtaveelert, win their Top in the World accolades in Art and Design at A level and iGCSE respectively. Reflecting the school’s culture of creativity, Shrewsbury students have now won an incredible 18 Top in the World and 7 Top in Thailand awards for Art & Design since 2004. All-rounder Bhu, who scored 12A*s in total, also picked up the prize for the Best individual scores across 8 iGCSE subjects.

The entire haul of 2019 CIE awards was earned in no less than 15 different subjects, demonstrating both the range of courses and the calibre of teaching across all departments in the school, which, in combination with the school’s award winning higher education support, helps Shrewsbury graduates to access the very best universities in the world, year on year.

Indeed, when the CIE awards ceremony takes place in November, the school may well have to collect several prizes on behalf of its award-winning Class of 2019 graduates who have already embarked on their university careers at top institutions including Hong Kong University of Science and Technology, London School of Economics and Political Sciences, Warwick University, King’s College London, University of Cambridge and Rhode Island School of Design.

On his awards Bhu said “it was such a surprise to me to get these awards and to do so well in my exams but I have to thank all my friends who supported me through the revision process and helped me achieve such a great set of results. I’m really proud and it’s great motivation for me now as I start my A-Levels".

For Mr. Zikic, Ton Palm’s Top in the World accolade represents the icing on the cake for the 2019 exam season where 67% of GCSE mathematics exams received an A*; a record breaking result for the Department. “We are delighted to see Ton Palm’s dedication and hard work being recognised by CIE, it is a fantastic achievement! He is a brilliant mathematician and should be extremely proud of his accomplishment. Over the years, the Maths Department has seen how hard he has worked and his rigorous approach to the subject, and it has been wonderful to see him grow and flourish into a top mathematician. Well done Ton Palm!”

Adding his personal congratulations to the award winners, but also reflecting on the achievements of the entire examination cohort, Shrewsbury Riverside Principal, Chris Seal comments, “External verification and awards reinforce and celebrate the quite extraordinary skills and dedication of our students and staff. I am delighted for all students receiving awards this year, but in particular to those who have achieved way beyond their own expectations. This degree of progress can only be achieved in a high quality learning environment where students are both challenged and supported by expert staff. Leading examination results and external awards rightly engender a sense of significant pride and satisfaction, but they are not the reason why we educate. They are just part of a wide range of positive outcomes that we nurture in this environment and which help our students to become resilient, creative and forward-thinking young people, who thrive at world-leading universities and the professional world beyond ”

Cross Hotels & Resorts Heads to China

Key executives visited major Chinese cities to meet travel agents

and key media partners during four-day road show

Mr. Harry Thaliwal, EVP-Operations and Mr. Paul Wilson, EVP – Commercial of Cross Hotels and Resorts

Cross Hotels and Resorts, one of Asia’s fastest growing hotel and resort operators, has set its sights on the burgeoning Chinese travel market and hosted a series of road shows in three key cities. After a successful year that saw eight new hotels open across its trinity of brands, three key company executives are now pitching Cross Hotels and Resorts unique products to a wider audience.

The People’s Republic of China is the world’s most populous country with an estimated population of 1.404 billion citizens, of which less than 10% holds a passport. According to official data, China’s GDP in 2018 was US$13.28 trillion with tourism contributing $1.35 billion. A newly rich middle class and an easing of restrictions on movement are fueling a travel boom that saw 139 million outbound trips and five billion domestic trips.

Cross Hotels and Resorts has continued to post favorable results with consolidated hotel revenue increasing by 80% and its operating portfolio of hotels and resorts registering a 39% rise. The company continues to seek out new destinations with Bali and rising star Vietnam joining the group with newly branded properties. A dedication to guest satisfaction has led to three of the company’s hotels being rated #1 on TripAdvisor.

“Thailand is the number one travel destination for Chinese travellers and the local market continues to mature thanks to new technologies, differentiating buying behaviors and unique requirements. Therefore, this road show reinforces to the market that we want to learn more from our key accounts and strengthen our relationships as we enter the next phase of development. Taiwan is bucking all current trends and growing monthly and we are excited to have penetrated this market for the first time.” said Paul Wilson, Executive Vice President – Commercial.

The potential for further growth in the Chinese tourism sector is staggering as travel controls are eased and millions more tourists head for departure gates at airports across the country.  82% of the entire travelling population of China range from 18-39 years of age. Cross Hotels & Resorts current brand portfolio directly offers tapered experiences for this large segment.

The Cross Hotels and Resorts road show took in Shanghai, Guangzhou and Taiwan with strategic showcase events, presentations and media luncheons. Company executives also met with new, old and prospective clients during the four-day tour.

“With China being one of the largest markets for Cross Hotels and Resorts, we offer dedicated focus on cultural nuances and language capability at all our hotels and resorts. We value our relationships with our Chinese partners and are here to build on them. Truly understanding “Asian” hospitality, we look forward to mutual collaboration across a range of tourism-related areas,” said Harry Thaliwal, Executive Vice President – Operations.

Integrated Care Centre at Bangkok International Hospital

“Integrated Care Services” are recognized as a critical adjunct to effective health care delivery and holistic patient management. The concept of integrated care is vital for all patients, especially those with related chronic conditions or complex illnesses such as neurological or orthopedic disorders where comprehensive health care is highly needed.

Our Integrated Care Centre comprises of a dedicated team of medical professionals who provide essential medical evaluation and are responsible for coordinating sub-specialty care by other medical disciplines. Instead of having the patient navigate through a complex healthcare system, our team of physicians at the Integrated Care Centre aim to deliver multidisciplinary care to the patient in a single healthcare experience. The concept of ‘Integrated care’ can be applied to both outpatient and inpatient setting.

At Bangkok International Hospital, our inpatient team consists of healthcare workers who are members of different disciplines each providing specific services to the patient. The evaluation of treatment options and treatment planning are collaborative processes involving medical and allied healthcare professionals in concertation with the patient and the patient's family.

The activities of the team are brought together using a care plan. This co-ordinates their services and gets the team working together towards a specific set of goals. As a result, patient-specific treatment plans are developed and the delivery of care becomes a shared responsibility. This ensures efficient and holistic care at the bedside.

The value of a multidisciplinary team approach has been well documented across a wide range of medical conditions, including management of patients with stroke, joint replacement, as well as the management of patients with traumatic brain injury. Evidence indicates that therapeutic decisions made by multidisciplinary teams are more in accord with evidence-based guidelines than those taken by the individual healthcare professional.

This approach to care also results in greater patient satisfaction with the treatment, less medical complications and therefore a reduction in the length of hospital stay and also a significant reduction in the number of unplanned hospital readmissions.

In the outpatient clinic our Integrated Care Centre aims to provide personalized and targeted medical care. Specialist consultations from various disciplines can be completed in one clinic visit. We aim to provide our patients with coordinated and seamless outpatient visit experience. We believe that it is essential to make sure that the needs of the patients and their carer(s) are central to the development of care plans. In addition to medical consultations and pre-operative medical assessment, we provide services such as tailored health screening packages, vaccinations and travel advice.

Benefits of our Integrated Care Centre:

    - Patient-centric approach to medical consultation and treatment planning

    - One stop outpatient care service

    - Wide coverage of medical specialists
